          - Location of office: Upon demand and different business lines, ideal location for office space depends on many other factors such as traffic connection, scale of enterprise and especially reasonable cost
          - Renting area (Gross/Net): Normally, when the buildings offer the price as "Gross" or "Net" area.
          + Net area: means the actual separate using area of the lessee, excluding general using area such as corridor, restroom, elevator, staircase… What the enterprise rents is what the enterprise pays upon total actual renting area.
          + Gross area: means the area plus with public area in the building such as corridor, restroom… and the actual square meter rented by the enterprise.
          Therefore, in order to determine the renting area, the enterprise should base on the number of employees, development plan and “Net area”. Normally, average area for the actual minimum working space as required by each office building in District 1 and the central districts in Ho Chi Minh City is:
          Building class C : about 4m2/staff (upon Net area)
          Building class B : about 7m2/ staff (upon Net area)
          Renting price ++ : including renting amount + Management fee + VAT
          + Renting area : means the cost paid by the enterprise on m2 and depending on location, new or old building, standard of the building, the offer price is as follows:
          Renting price of office class A from US$35 - 55 (usd/m2/month)
          Renting price of office class B from US$25 - 34 (usd/m2/month)
          Renting price of office class C from US$15 - 24 (usd/m2/month)
          + Management fee: Depending on classification of building and management fee including air-conditioner during working hours or not, the management fee may range from US$2.5 to USD2.8/m2/month. However, normally the management fee includes following services (expense of using central air-conditioner during working hours, management and operation fee, sanitation fee of general area, collection of waste, fee of using restroom, insecticide treatment, maintenance, maintenance of machines and equipment of the building, general cleaning of the building exterior, common area and parking and fresh water).
          + VAT : 10%
          In addition to these basic expenses, the lessee must pay other costs such as motorbike parking fee, car parking fee, extra-working hour fee (this fee depends on policy of each building or free of charge).
